Procedure for the purchase of a property

The purchaser must be present in Turkey to sign the purchase contract. If the buyer is unable to attend or wishes to purchase the property online, a limited power of attorney can be issued. This can be done either at a notary in German (and must then be translated into Turkish by a sworn translator in Turkey and notarised by a Turkish notary) or (the easier way) at a Turkish consulate abroad. Further steps are: 

Obtaining a tax number ("vergi-numarasi"), which is a prerequisite for opening a bank account and various other transactions. This is issued electronically by the relevant tax authority, usually within a few minutes.
Copy of passport translated into Turkish and certified by a notary.
Presentation of the purchase contract at the competent land registry office and issuance of the new title deed.
The land transfer tax must be paid at the time of registration. This amounts to a total of 4% of the sale price recorded on the land register deed. (this fee is payable on the day your TAPU is handed over).

Smaller costs, such as translations and expert report, amount to approximately 5000 TL.

Documents required at the Tapu:

- valid passport
- Turkish tax number
- 2 passport photos
- DASK insurance
